Once the foundation is right, keep it that way. Performance Care is not preventative lawn care on a calendar. It manages the lawn according to the property and the season—not an arbitrary application count.
This is for a lawn with a viable foundation. If what is wrong is physical—drainage, grade, a failed root zone, or the wrong grass—ongoing care will not fix it, and we will tell you that before asking you to subscribe.

Billed monthly, with no tier menu to decode. Exact price follows property measurement. If the prescribed scope cannot meet the launch margin floor, we adjust the scope or price rather than quietly accept an account that cannot be served well.

What the year looks like
Core aeration and overseeding, in the one window that works
For cool-season lawns the seeding window is roughly September 1 to October 1 — that is not a preference, it is the season. We relieve compaction, restore seed-to-soil contact, and re-establish density while the weather still cooperates.
A season-long treatment program, on the Carolina calendar
Pre-emergent timed to soil temperature rather than the date. Broadleaf control while the turf is unstressed. Feeding only during active growth, inside a measured annual nitrogen budget — never more because you paid more.
Disease and insect work when the evidence says so
Brown patch and grub pressure are real in this climate and we treat them when they are confirmed or the history justifies prevention. No calendar application is automatic. You are not buying insurance against things your lawn does not have.
One soil test at the end of your service year
Performance Care includes one soil test at the end of each service year: sample collection, standard laboratory analysis, and a Lawn Advisor review. Where a verified baseline is available, such as results from an earlier Comprehensive Lawn Diagnostic, we compare the findings. Without a recorded baseline, the included test provides a reference for future comparisons. Additional or specialist testing and soil amendments need separate approval.
The clay you cannot dig out, managed rather than sold against
Piedmont subsoil is what it is. We review cultivation, water management, and root-zone conditions instead of promising that an input fixes every soil. Topdressing and other amendments require a documented need and separately approved scope. Where correction needs a project, we explain it; where a rebuild would not pay back, we say so.
A documented record, every visit
What we found, what we did, what changed, and what happens next. If a season goes sideways, the record is how we work out why instead of guessing.
Every application is performed by an appropriately licensed professional under the Dad Lawn plan and quality standard. What gets applied, at what rate, and on what day is the licensed applicator's decision under the product label and the conditions on site — which is why you will not find a product list on this page.
When we will tell you not to buy this
A treatment program makes a healthy lawn better. It cannot make a broken one work, and selling it into one is how homeowners end up three years and several thousand dollars into the same problem.
A discrete physical defect. If the cause is grade, drainage, irrigation that needs rebuilding, buried debris, a failed root zone, or the wrong grass, that is a capital correction and no program overcomes it — we will say so rather than bill you monthly to watch it fail again.
Under about four hours of direct sun. Below that, turf does not hold, and no program changes it.
Mowing. Not yet — mowing comes later, as Complete Care, once Performance Care proves out. Until then a good mowing company mows, and we will not pretend that is lawn care.
